JOHNS CREEK, Ga. — A century-old oak tree in Johns Creek will stand to see another day.
The majestic tree stands in the parking lot of the Medlock Corners Shopping Center on State Bridge Road.
The decision to keep the tree was made Tuesday evening by the zoning board of appeals, and it was met with fanfare but the fight is not over.

In July, the community halted developers from removing the tree to make space for a Shake Shack restaurant. But the zoning board, again, upheld the denial.
”The reason why we made a denial of the tree removal permit is because it was in violation of our tree preservation ordinance,” Community Development Director for Johns Creek Ben Song said.
Attorneys for the developer hired an arborist who claimed the water oak is not a specimen tree and should not be subject to ordinance, adding that the tree poses a risk to people and property.
“The tree really needs to come down. We’re doing what we can to preserve safety,” said attorney Kirk Fjelstul.
Johns Creek resident Cheri Lawson doesn’t think the tree is a threat.
”If they’re concerned about that then black out the white lines for parking on the south side of the tree,” Lawson said.
Independent arborist reports differed.
In the end, the board sided with the prior decision to deny the permit to remove the tree.
”There were a lot of people who were thrilled with the outcome,” Lawson said.
”We feel confident that there is some life left on the tree,” Song said.

There was no public comment on Tuesday night’s meeting.
The city expects the opposing side to appeal the decision.

JOHNS CREEK, Ga. — The Johns Creek Planning Commission held their monthly meeting on Jan. 9 at the City Hall Council Chambers. The meeting centered around a land use petition requesting the commercial use and development of a 4.7-acre tract at 6650 McGinnis Ferry Road. Principal Planner Ruchi Agarwal led a presentation providing an overview of the development project and breaking down the potential use of the available space.
“The applicant is requesting to change conditions for this property,” Agarwal said. “The request is to allow for 69,192 square feet of commercial development which includes daycare, restaurants, liquor store, retail and medical offices.”
Located at the southwest corner of McGinnis Ferry Road and Johns Creek Parkway, the property remains mostly undeveloped except for 17 parking spaces along McGinnis Ferry.
Representing applicant Vantage Commercial Contractors at the meeting, petitioner Jay Parekh discussed his request to change zoning conditions to provide gross floor area across four buildings. Also included in the request is a variance allowing for an encroachment into the 75-foot stream buffer for a stream restoration project including construction of a 10-foot-wide greenway, public amenity areas and pedestrian access to the trail.
“We are very excited about this development…In everything that we do, we try to elevate all of the proposed ideas in any of our developments,” Parekh said. “This is something special for us…we are actually going to be operating it. My family will be patrons at this place.”
He broke down the key businesses that will be part of the proposed development. They include Luma Montessori, Strong Water liquor warehouse, Brunchbar Social and Bru Foundry. The development will also include a rooftop playground and indoor atrium.
Parekh emphasized that this development would serve as a “place to gather” for guests and residents rather than a simple dining location. While there was initial concern from the Planning Commission members with the layout including a liquor store next to the daycare center, Parekh said there will be an open area and an additional retail space dividing the two locations.
“That was done with intent and purpose. We do have interest from some retail service providers that would go there and would be ‘child-friendly’ of you will,” Parekh said.
Upon final review, the commissioners voted unanimously to recommend proceeding with the development. Final approval must pass a vote of the City Council at an upcoming meeting.
The Planning Commission will hold its next meeting on April 16 to discuss land use petitions for locations on Abbotts Bridge Road and Hospital Parkway.

JOHNS CREEK, Ga. — Johns Creek officials joined Convention and Visitors Bureau board members Feb. 6 to draft a list of possible tourism projects for fiscal year 2025, which begins Oct. 1.
As the tourism agency for the city, the CVB creates projects that will draw people to Johns Creek and encourage them to stay in the hotels that fund the bureau through the hotel/motel tax. The group will have around $257,000 in anticipated collections to spend.
This is the third year the council and the CVB have met in a formal setting to evaluate possible projects, and residual tensions from past clashes were mixed in with the discussion.
In 2021, the City Council attempted to terminate its agreement with the CVB after it had been repeatedly accused of not abiding by Georgia Open Records and Open Meetings laws and of berating sitting council members. But, then-Mayor Mike Bodker vetoed that action, leaving it to the current council to iron out disagreements.
At the Feb. 6 session, some board members stayed adamant about projects being ones that could be “showcased,” shaking their heads when Interim City Manager Kimberly Greer pointed out the need for engineering plans on larger efforts.
Tourism bureau members came to the table with eight potential projects, many carried over from last year. Board member Arthur Holst said the idea was to isolate on projects the CVB could fund that are “visible” to showcase the value of Johns Creek. The board plans to hire a marketing agency to help.
“The problem in Johns Creek, in my opinion as a relative newcomer to this body, is that there’s nothing really pulling it all together in one message, right?” Holst said. “It’s all kind of siloed.”
One proposed project calls for beautification of the newly opened trail connection at Creekside Park and an additional trail that would connect other hotels to the park.
Greer said the city is going out to bid for a $2 million stream restoration project in the spring, which would include a new trail connection. She said the agency could fund part of the project, to go toward the new trail.
“A ribbon of concrete does not bring in tourists,” CVB member Joan Compton said, preferring beautification efforts like public art and landscaping.
She also debated ideas that had been tossed around for holiday displays, considering the CVB already spent $65,000 on the city’s 40-foot Christmas tree.
“I think we’re done with holidays,” Compton said.
Most of the projects board members proposed were eliminated, like a special events facility at Cauley Creek Park and an indoor sports complex, because they weren’t feasible for fiscal year 2025.
A special events facility was the CVB’s No. 1 priority, but Greer said the barn structure sitting on an outparcel the city had purchased for Cauley Creek needs restrooms. City Councilman Larry DiBiase said it was too early for the bureau to spend money for that particular project, and Councilman Dilip Tunki said the city is looking toward a public-private partnership to fund it.
City leaders and board members settled on a special events facility elsewhere, to host large conferences or weddings. The final list also included a playground for Creekside Park and lights along Medlock Bridge Road as a destination or feature.
But, most projects were centered on public art, such as interpretive signage for The Wall That Heals and the upcoming pedestrian tunnel under Medlock Bridge Road; a “tour of roundabouts” with themed public art at their centers; more art pieces made from Rogers Bridge steel; and wayfinding signage, archways and monuments for the Town Center area.
The City Council will discuss the list of potential projects at its Feb. 12 work session. Once councilmembers select the projects and funding amounts, they will approve by vote at a future regular meeting.

JOHNS CREEK, Ga. — Several transportation projects in Johns Creek are slated for completion this year, and dozens more are on their way.
Mindy Sanders, Johns Creek TSPLOST program manager, presented an annual update to the City Council at its work session Jan. 22, detailing more than 20 projects either completed or still in the works across the city’s TSPLOST I and II budgets.
In 2016 and 2021, voters passed a special transportation sales tax that is estimated to bring to the city close to $150 million in revenue.
“It’s a lot of projects going on at once … Are you alright?” Councilman Chris Coughlin asked Public Works Director Chris Haggard.
A total of nine projects have been completed with TSPLOST I funds, most recently the $5 million intersection improvement at Haynes Bridge and Old Alabama roads which added turn lanes and an additional through lane for a portion of Haynes Bridge Road.
The long-term intersection improvement at Medlock Bridge and State Bridge roads, in its engineering phase, received the most airtime in the TSPLOST I discussion. No longer financing the project, the Georgia Department of Transportation has allowed the city to add triple left turn lanes and a third northbound through lane.
For GDOT to fund the project, Haggard said it would have to maintain good traffic flow at least 20 years past the day it opens. But, he said data showed congestion would start ramping up again after a dozen years.
Of the 25 active projects funded, at least in part by TSPLOST II, four are scheduled for completion this year.
In other matters at the work session, the City Council made headway on adjusting its budget policy as it relates to unassigned funds, to address the $2.2 million that had been accumulated past its required reserve ceiling of $30 million. City policy calls for a reserve minimum of 25 percent of operating expenditures for working capital and cash flow.
Unassigned funds include a three-month cash reserve; cash flow stabilization, or funds used to cover the cash shortfall created by the timing of millage rate adoption and the subsequent tax billing and collections process; property tax millage rate stabilization, or funds used to bridge the fiscal impact of a current millage rate and a rollback rate; and an unassigned fund balance.
The council agreed to revise the budget policy to set the floor of unassigned funds at 25 percent of annual general fund revenue and the ceiling at 35 percent. Other topics related to the city’s unassigned funds will be discussed at a future work session.
At the regular meeting following the work session, councilmembers approved a zoning variance that will allow a 69,192-square-foot commercial development in the city’s Town Center area along Medlock Bridge Road. The site will include a daycare, restaurants, a liquor store, retail and medical offices and provide new connectivity points by foot, bicycle and car to adjacent properties and Creekside Park.
“I think it’s very interesting. It looks great,” Mayor John Bradberry told the applicant. “I very much appreciate y’all bringing it to Johns Creek and look forward to being able to patronize your establishment when it gets opened.”
